Plymouth-born tight-head prop James, aged 20, is a former England U16s and U18s player with tremendous potential and keen to make an impact next season in the Championship.
Returning from injury he has recently played for Dings Crusaders and Bath in the 'A' league.
Centre Grant, who follows flanker Phil Burgess from Loughborough Students, has been a member of Northampton's senior academy.
A prolific points scorer, both with the boot and scoring tries, the 22 year old midfield back has starred for England Students.
Commenting on new additions to the squad, High Performance Manager Chris Stirling said: “ We are very pleased to have gained the services of both James and Grant, they will add to the Pirates squad both on and off the field and we look forward to welcoming them to Cornwall. ”
